I still love BP, but found several on here, even those held out as "so called experts" when I met them in real life found their online resume to be fabricated and embellished. 

I also held an active real estate broker license for about 30 years before I had a stroke about 5 years ago.

The other bit of my question is whether anyone's opinion is changed at all by the commonly held idea that the market may be topping out a bit.

Historically we have bought and held a few single family homes.

Nothing wrong with the concept but not strictly the business portion of what we are into.I would never invest in SFHs due to the higher risk, higher maintenance, and lower monthly return but I have always held true to the concept of "income investing" and I have done very well by it.

If said tenant paints the house, moves in with no deposit to be held accountable for and then goes ghost in the night midway through the lease, you're left holding the bag.

There are so many tools to help buyers and sellers do a great deal of research on their own but most of it is off the mark and to have the in depth knowledge of a market or historical data, that is held with the agents and our systems.
