On the Seller Financing you could present it as a way for the Seller to avoid paying capital gains as a result of a sudden financial windfall from the sale but instead getting a healthy downpayment and a monthly payment with an interest rate that is doable for you but attractive to them.

Myself, I have almost 3 decades in the housing industry professionally, I have performed at the highest level of skill, licensure and quality in literally every single aspect of real estate from point of raw land planning and development, building design, build, renovation, remediation, inspection, investing, contracts, negotiations, deal engineering etc etc, I am ridiculously over-the-top experienced and qualified and that is why clients go with myself AND my team, it's not my beautiful Shrek like smile, it's my beautiful brain and decades of knowledge and performance because they know any issue that could come up, I have probably dealt with it 18 times before if not 180 and I can solve it.

That gives me $100 a month cash flow and probably around $100 in equity pay down per month on something that already made me a healthy profit.I think the point about taxes increasing is the one that convinced me to hold back a little in the tank.I actually did think of flipping this when I bought it, and would likely do so if I thought I could get $128k.
