I would suggest that as an avenue you look into as the lawyer had us discuss items that we would not have otherwise surrounding entering and exiting the deal, first right of refusal and other items that a lawyer trained in such matters would know to flush out.

Also, most newer garage pours in my area leave a ~3cm drop just inside or outside the door threshold so the driveway isn't flush with the garage floor.

A toilet getting fixed by a phone book plumber would be a BIG cost.Almost always the toilet over flooding is a tenant issue they tried to flush too much down or fill in the blank, I let them know what they did wrong.

I am planning on sending a HVAC person just to be sure and ask him to take the temp readings to validate functioning of the AC.The other laundry list items has been -A door that will not lock completely - changed the door.Toilet flush handle that was not working completely - got that fixed.3 squeaky closet doors - got them oiled.Window blinds that lets too much light in - told them to get their own blinds.This is all alone in last 30 days.l, before that there were no issues.
