Tree root treatment

Has anyone found a particularly effective yet still easy solution for dealing with tree roots in sewers? Hoping for something I can do once or twice a year, and easy enough a tenant can do it (think flush down toilet).

1. I am NOT going to dig the laterals up.
2. Once a month treatments are not practical either, spring and fall would seem most effective.
3. Total costs need to be below the $125 I would spend just sending the sewer snake down.
4. Tenant friendly means hopefully no removing clean out caps, or other fussing about.

Two sewer backups this week, so I'm a little sour (and covered in poopy water).
