My model is BRRRR, so I will be hunting for another distressed asset to rehab, and that money will be the seed.

my concern when I read the article was looking at 25 employees and only 100 mil in Seed money..

One thing I see a lot of people neglect to budget is seeding for the property's operating account.

you may find the next world of war craft or facebook or whatever.. when I go to those there might be one person pitching real estate the rest are pitching some sort of software or other business that needs seed capital.. 

Rehab items included: Tear down and rebuild garage, all new grass (seed) on property, removed 3 trees, painted entire interior & exterior of house, updated electric throughout house, updated plumbing throughout (including new floor drain in basement), LVP flooring in kitchen & bathrooms, new roof, new water heater and many other little various improvements.

My useless tidbit is that squirrels will relentlessly try to get to the seed in the bird feeder, and will usually succeed.

I know sod is decently cheap but would simply re-seeding the property work?
