Now on the other hand (which happens to be my luck) you have the one looking for a fireplace, deck, all the upgrades and the rest is down hill as far as them maintaining the property etc.

Removing the fireplaces and this wall could modernize the place.There was a fire from a fireplace so removing a fire source not a bad idea if I keep as a rental.

If you don't want OSB for subfloors or sheathing, you can upgrade with plywood, I don't see the need...My $67 a foot includes extras such as, 9' first floor ceilings, wood burning fireplace, high hat lighting, upper tier granite kitchen & bath tops, hard wired for alarm system.
