There is an enormous Marine base there, which can be a good source of very dependable tenants, but they can also be shorter term than the civilian tenants. 

The education needed  to start and be successful in Real Estate investing is enormous.

The market is taking this into account and responding with enormous buildings going up all over town, rising rents, and rising prices.  

I think I'll miss being able to claim enormous returns on my investments should I ever become a millionaire - probably not too much though ;).
