I am not going to take 3 days to get 5 quotes to save $100, and at that run the risk that the cheapest AC guy is a scam artist or doesn't know what he is doing. 

As most of the people on here have already stated, keep using this website as a resource, and get out there and network as much as you can at any local events you may hear of since there are plenty (although beware of buying into some scam type conferences out there).

That way I can hopefully save another smaller landlord from being scammed by these people.Thanks for getting through this long post and I appreciate any feedback.

(really more like sue-doh because they really acted as only arbitrator for homeowners who had been scammed) I had one of the first licenses with them.

I have seen so many real estate investors scammed this way. 

Dont use Palm Bay Air and Heat (scam artists).

There are literally entire CLASSES devoted just to the notion of discounting and how it applies to investing, yet Gallinelli attempts to explain it in one paragraph and then apply it to real estate in another page or two.
