The land is deep so it will leave a lot of vacant land behind the units so I am considering dog park, playground, walking trail Etc for attraction.

Now I'm looking for inexpensive money to keep buying, my pockets are not that deep.

The " by the push " is the only way we do plowing , ( been doing it 33 years)  snow gets deep , we bring out the loaders and the customer breaks out the check book .

Seems like a very intriguing way of managing property and benefitting from increase NOI and ultimately property value.I am looking at a 3 family property that needs a ton of work (perhaps $75-100K, although I haven't done a deep dive on pricing yet).

No matter their story, sometimes life has dug a hole too deep for them to ever be able to pay you again.

The PMI will remain until you get the LTV down to 80%, so forget refi unless you have deep pockets to close with.
