If you walk into a bar or casino and just start talking about hard money the guy that's coked out who knows mafia people will maybe talk you into a bad deal.

How Successful Was F1 for the Strip Casinos?

when I bought it it was ag land.. and un build-able ( would not perc)  well city moved out we are now in the city zoned mixed use resi.. and Graton casino is right across the street.. currently on the market for 3 million.. if I don't sell it I will build it out.. 720 acres  Timber but the front 120 was zoned for 10 acre lots.. and timber was too young to harvest at the time.paid 1.8  cash  no cash flow.. 3 years later sold off the 10S for 2.2 million so recouped.. held remaining timber land did 4 harvests over the years for about 100k net each.. then sold the remaining tree farm to Stimpson for 2.2 million..

These homes are within 4 miles of the main strip and casinos.  

📌First, your competing with the casinos, new build homes, new build apartments, and investment groups all looking to get their hands in the cookie jar in the desirable parts of town. 📌 The duration of a tenant's stay in multi-family units in Las Vegas are trending to be less than a year.

Personally I’ve never considered a new property but I am seriously considering doing a 1031 exchange in to the DR Horton new builds north east of the Aliante casino.

BP had an interesting article: https://www.biggerpockets.com/...The barrier to entry may be a little higher than the Ohio market, but having Casinos, the Gulf of Mexico, Keesler Air Force Base, the Seabee base, and Stennis Space Center make this more appealing to me than the other budget markets.

And PS we just sold our property right up the road from you in Rohnert Park we had 4 acres across from the Graton Casino I bought in the mid 90s  LOL

Among real estate investors, many are against the stock market claiming 1: Wall Street is rigged 2: Wall Street is a casino and/or 3: houses don’t go to zero.
