@April L. - As an investor, I would say that TN-GA Airbnbs got very hot in 2020-2021 and I think more deals are going to hit the MLS after some newbies realize this isn’t for them and the projected revenues aren’t what they were in 2020-2021 when gas was cheaper and nobody could travel overseas.

I've even got myself crammed in a car with 6 other Dominicans I'd never met, including the driver, on the way between Las Terrenas and the capital Santo Domingo as that was the only way to be on time for an important appointment at the ministry of tourism. 

I have a few rental properties in Las Vegas and own a piece of land in Wailuku, Maui. 

Las Vegas, Phoenix, Tucson, Boise, Salt Lake City, DFW, Austin, Atlanta, Tampa, Raleigh/Cary and several other southeastern US markets. 

How many people that invested in pre construction condo projects in Las Vegas, Nevada in 2007 got 75% of their money back??

Spec building seems like the place to be in BZN;  although I can't get Las Vegas out of my head for how badly it was hit when the economy faltered... something pretty tempting about putting a contract in on new construction before they break ground, and selling it in six months when it's done and ready to move into, at a 10%-20% gain!!  

You chose a great career in LE, I did 28 in Las Vegas.

I've only really been able to find the type of deals that can get me this outside my market of Las Vegas (at least for now even though things may look drastically different in a few months).
