They "condemned" due to a toasted breaker box, but he shared other issues unrelated to the recorded condemnation like, the condition of the floors, the kitchen, and the drywall.I wrote up a list of repairs, consulted an attorney, and requested a Price Reduction (not a credit for repairs) from the sellers agent.

The most common issues are dirty air filters, bad capacitors (usually go out in summer and can be ordered for less than $10 on Amazon), bad breakers (usually trip in winter with electric step heat), dirty coils (I clean coils during tenant turnovers), bad thermostats, and low refrigerant.

If the numbers make sense, I wouldnt see this as a deal breaker, but i would probably budget some money in case you have to deal with immediate turn over or evictions, plan for the worst and hope for the best.
