At another level, choosing the stocks: the stocks are chosen from a small pool of stocks that pay dividends, are not very volatile, and companies with strong financial statements.

I tend to think that investors who leverage are smart and get moving fast, but I wouldn't describe the life they have chosen as financially free.

I'm always interested in sharing ideas and helping others navigate their chosen investment path.

I am not a relator, nor do I wish to be, this is simply a path I've chosen to build capital to move into the next phase of my RE investment path.

So I now wanted to share our experience, that thanks to all your suggestions and to BiggerPockets I've screened of an overwhelming amount of interested perspective tenants, I've interviewed them all, screened and chosen the best ones that are renting from us since last May (for a year and 3 month at this time).

As a result, I have chosen to have my properties in good/great school districts, 'everyman' type of 3/2's, single story. 

Well chosen affordable properties I purchase in reasonable vacation or other markets with fair zoning close to me, not remote, not needing property managers, no gimmicks, no Arbitrage, no complex shaky strategies, etc.

They pushed for our offer to be chosen.

If you feel confident in your own evaluation, and if you're in a competitive situation then a no inspection offer can be the deciding factor of whether your offer is the chosen one.
