It's challenging to find lenders that are willing to be in 2nd position on an investment property, but I called quite a few during the process. 

Franklinton is undergoing rapid transformation, with developments like The Gravity Projects, new breweries, and an expanding arts district driving change.Safety and Future Outlook:Increased Investments: New developments bring better lighting, public spaces, and infrastructure, naturally improving safety.Community Growth: More residents and businesses create activity, discouraging crime and boosting the neighborhood's vibrancy.Police and Outreach: Enhanced patrols and local organizations address crime and substance issues.While challenges remain, ongoing investments and gentrification make Franklinton safer and more attractive.

It's a difficult challenge to catch & try to enforce:(

I’d recommend starting with local value-add deals to get a feel for the challenges of managing rehab projects.

Theres wholesalers everywhere, margins are tight though and that's a challenging area.

@Don Konipol, I guess my only real challenge to your thoughts are the definition of investments.  

This structure offers liability protection, scalability, and tax benefits but involves administrative complexity, potential California franchise tax if managed there, and refinancing challenges due to personal guarantees.

Hostaway seems interesting as potentially something with the power of Ownerrez but without the challenging interface and complexity.
