Ask for references for anyone you consider partnering with - they should have plenty and be willing to put you in touch.Once you've narrowed down your markets/teams to your top one or two choices, bite the bullet and fly out to see the area, shake hands, look people in the eye, see some of their work with your own eyes.

My advice when starting out is stick with one market and  focus your energy there, finding your Core 4 is great plan but you dont need all 4 right from the get go..Start by finding a good Realtor, a good Realtor will point you on right direction for Lenders & Property Managers or will give you options.

I love the efficiency and energy savings of a dual propane and heat pump system, but since I would like to keep the tenants paying the heating bill, I don’t think it would get me any additional rent to justify the cost.The plan as of right now will be to test the units at inspection and hope they will last through the winter.  4 of 6 units have had tenants in them for many years, so I think its safe to assume that they had heat last winter, and I will be dropping by to ask.
