Simple things like a branded email at your domain and a website can open a lot of doors. 

Glad you are setting aside money, but if the HVAC is 20 years old, or the septic system has never been pumped, or the roof is 25 years old, etc; you will get hit with a cost before your build up enough set aside.How stable is the other tenant? 

It has taken me time and I am ok with building long term wealth vs spendable dollars today.

on my drive around Lake G  I topped into a new development  Large lots nice Modern Farm house designs much like what I build in my developments but definitely next level from what we build and prices were not bad I think under a million.. 

A standard "business owner's policy" is fine -- it covers the building, commercial general liability, and ideally, loss of rent.

Ergo I do all the cooking and cleaning  LOL It doesn't hurt that your wife has a client (you) that gives her all his new builds to sell, lol.
