Hi, I am looking for some information as I am brand new to alternate financing.

But if the property is being advertised to everyone, I definitely want to see it in person to make sure I know what I'm getting into.During the tour, I like to check out all kinds of units, from ones that look brand new to ones that might need some work.

I have done changed the HVAC for both unit, brand new and for HVAC the inspection was already passed. and I changed all windows for both unit. also I changed the new electric panels and changed all outlets for both unit but the inspection said I needs to run all electric the whole house which means I have to pay more for run the electric and replace all drywalls, that means I have to put lots more money into it.the question is should I go further or should I cut loss?

-new flooring throughout-removing the wallpaper and floating the walls -fresh paint throughout (cabinets and garage included)-new appliances -installing an electric stove-new cabinet and lighting fixtures-new shower, bathtub and sink fixtures What was the outcome?

I don't think the brand new realtor will be in the business too long, so I wouldn't waste my time working with them now. 

We also purchase the templates on Etsy, brand them to our company, and add the appropriate property details/photos, then create a public Canva link we share with guests.

My long winded question is this:What are some fresh new money-making strategies ( real-estate or not ) that aren’t on the hype yet, that don’t take much start up capital, similar to wholesaling before it got popular?

Mold remediation is addressing the moisture problem, paint over any discolored areas with Killz and put fresh paint in your color over the encapsulant.

I want it to be good but I probably need to sell it and start fresh.
