The plan would be to rent out essentially each bed/bath combo as 1/1's individually, live in one myself, and employ the strategies Todd uses (building in utilities, common supplies, cleaning services, etc. into the rent) to make it a seamless process for tenants. 

Bill pay is seamless and free.

I would personally choose a blend of brrr and house hack that way you can get your get your feet wet in building a real estate team, learn about analyzing deals (and having deals be more forgiving), learn the whole transaction process and learn about property management, all while being on site.

Overall, compared to other rehabs, this one was fairly seamless.

It almost looks like a seamless solid countertop, too.

I also rent to a lot of blended families so the extra bedrooms help with the kids and help give them some privacy which is nice as well. 

But if you decide to buy them yourself, choose neutral color - or something that blends well with the wall.

If so, if that was the eventual goal, would I have to do that off the bat or could I seamlessly transition from private ownership into a business owned real estate structure?
