If you read the actual eviction moratorium order, it requires the tenant to demonstrate loss of income and that they've applied for assistance.

We were able to tell the individual that we were not renewing her lease because we needed to rehab the unit.

if there aren't any identical comps, or if they're 120, 140, 162, then you need professional assistance on determining it.you also have to factor in ALL your costs. 

With that being said, asking for advice and following the counsel of more seasoned individuals should not be overlooked.After walking the property with local well seasoned contractor, with plans in hand I had to swallow my pride and fixation on what I am hoping to accomplish and start with the basics.

Each property will have to be assessed individually to see what way or strategy works best.
