Seems to me there's actually a 3rd distinction in addition to tax and legal - anonymity. 

You should be able to remain anonymous as long as you are just asking the question.

Maximum Anonymity and protection .

The utilization of private anonymous land trusts paired with the power of a Series LLC or if you have properties in CA, MA or DE a DST, is the ideal protection for REI's currently in most situations.  

For that reason, and also for the anonymity that the Land Trust gives, I would do it even if I owned the property without mortgage.In addition, get a good liability policy for your LLCs with you as additional insured.

I am keeping names anonymous out of respect for those individuals. 

This way you have the asset procession from the LLC and the anonymity from the trust on public record.
