I know that some still look at obtaining a mortgage here in 2018 as a minor, inconsequential and trivial task after a deal is negotiated on the real estate side, but for the rest of America, who need to obtain a mortgage, they know or will know, it's not a cake walk.   

I do not hold any one individual at fault, I believe its part of the system, they are overly busy and have to multi-task quite a bit.

The asset management company has their list of tasks including making sure title is clear, getting utilities turned on, assigning to an REO agent, doing renovations, etc.

The landlord and tenant may agree that the tenant is to perform specified repairs, maintenance tasks and minor remodeling only if:(a) The agreement of the parties is entered into in good faith; and(b) The agreement does not diminish the obligations of the landlord to other tenants in the premises.3.

You can hire a leasing agent when you have a vacancy if you don’t feel up to the task, and a bookkeeper to do any work you don’t feel like doing.

It sounds like everyone is against the shed idea and to outsource this task (easy albeit) because of the opportunity cost essentially.

My beautiful fiancé and are I are brand new to real estate investing and are excited to connect with other BP members as we embark on this adventure together.

I get complacent and hire a handyman to do half a dozen small tasks around my property  because I don’t want overwhelmed .. then I get the bill !

@Christal CampbellI have been doing exactly this for quite some time now, answering your question - without a partner - USE a real estate agent , and pay him by the task... they are licensed ... you will get the job done.. and you dont have to partner / marry any one :-)
