Most often the application process takes longer because previous landlords do not respond in a timely manner, jobs verification doesn't respond in a timely manner, and the tenant doesn't provide the necessary documentation.

It won't interfere with your day job and you can get into deals for $25,000 or $50,000 so you will be able to diversify by operator, market and asset class. 

Also, never listen to the sales people on their saving projection, I've yet see someone who does a good job of data analytics to truly project it correctly.
