This property need some touch up work inside and out and also the lot size is smaller compared to the first property.

Still a little Redguard to touch up on the side, but it's functional.

I don't want tenants to constantly move in and move out, making me touch up the property every time and cutting into my turnaround costs.

As far as vacancy I don’t think it should be to tough to fill an apartment within 2 weeks of tenants moving out if you’re prepared ahead of time and bust you back getting all the painting and touch ups done within the first week or so.Yeah I do plan on house hacking and know that will take away from my bottom line but I’ll just plan to pay rent to myself instead so I’ll still have that money saved Incase it is needed.

We enjoy remodels and I enjoy the touch up maintenance work that comes with inventing.

I want to say in the $400 range I would be able to get 30 photos, ariel, 3D, they would touch up the skies and make them magazine quality.

On the other hand the unoccupied unit needs about $1000  to do some touch up and have a greater cashflow than the occupied.

You can go back with a brush and touch up the edges when you're done.As far as how long a paint job lasts, I've never painted the outside of the same house twice.

I took one day to change the locks and touch up a few things (the place was near spotless when they left) and my new tenants started that week.

I use a flat base paint so if i go back and touch up paint you cant tell where it was. that way when tennants move out i dont have to paint the entire place.
