In terms of Costs associated with an LLC-Roughly like $100 to file with the secretary of state in Ohio if you wanted to do it yourself-Cost for your accountant to prep a tax return at the end of the year for that LLC (depends on your accountant)-Cost of a higher interest rate with a DSCR loan -Maybe more advanced, but if you have more rentals the cost of additional bookkeeping software like having to pay for additional quick books accounts.

Though I am a small time landlord at present, I would like to develop a system for this move-out business.  

So if it can do that, shouldn't it be able to be pointed to any website of your choice, search through groups/posts/etc and communicate with anyone who displays some kind of "intent" to sell, and if no intent is found, it could generate "curiousity" and help develop some curiousity from anyone in the group, and it could do this, until all possible efforts have been exhausted over time. 

Hi all,I can use software to conduct 95% of all property / tenant / cleaning  tasks, except... for showing the property to interested tenants.I don't know that this would be an issue, as I'll be doing MTRs and most folks may be out of town anyway.But does anyone here have ideas or suggestions for how I should think about this?

I have never heard of that.Maybe go in and manually block direct bookings so their software doesn't pick up on where this is coming from?

Do you want to be in dense developed urban (such as Minneapolis), or surrounding urban (Bloomington, Richfield, Edina etc.) suburbs (Maple Grove / Plymouth) or semi-rural "path of progress" (Otsego, Monticello). 

For most development, they are not a good use of the land, but if you can't develop that portion.
