A prospective tenant views the apt with me, and I tell them "What you see is what you get, aside from a good cleaning, if you were to move in here, this is how you would get the apartment" .....then they move in and it's "what about this little paint blemish on the wall, what about that 1 cracked floor tile in the kitchen" ......I shut it right down.

For kitchen appliances I tend to use new appliances especially for my B class rentals because I can get matching appliances and make it look nicer.

I want both units delivered vacant as both units are a total mess and need a complete overhaul (new flooring, new bathrooms, kitchen, adding a washer/dryer/ etc).

I would immediately have a temporary refrigerator installed even if it was not in the proper location in the kitchen.

In order to get into the number that seller wanted the appraiser used the following values: a bedroom = $10k, 1 br apartment = $5k, 2 bedroom apartment (above grade) = $15k, bellow grade 2 br apartment with no kitchen = $25k.
