I usually try to get as much info from each institution as possible before I let them run it so I am 99% sure I'll be approved before I give them the green light but this creates a bunch of extra work on my end.

Farmington Bank used to offer such a product; however, it is no longer available once they were acquired by People's United Bank.I am open to going under FNMA standards; however, if you do not have a loan package I would be eligible for, can i ask whether your institution makes portfolio loans to real estate investors?

(Due to amortization the numbers wouldn't actually be exactly that round) Over time that gap will get ever-bigger and my eventual payoff will get higher and higher too, so if I'm a big dumb bureaucratic institution that doesn't realize real estate is cyclical when making my models and choices, why would I rush to foreclose?

I don't have any good experience with large banks / institutions for investment properties so i always work with local small lenders.I typically first find a new property, then do the closing and refinancing at the same time.
