However in my market if I try to Airbnb the second half of a duplex I'll sink in 2 weeks with terrible reviews saying "there were other people living in this house don't stay here it's not private"  I've only gleaned vacation rental wisdom from clients second hand, so take this with a grain of salt, but what I've heard is that if you emphasize all the bad things right in the listing (next to the good things, of course), then you only get people who do not care about those bad things, and that often solves the problem.
