If you're looking to entertain section 8 there's a process to it and the first step would be attending classes and getting certified with section 8 in your city. 

On the other hand, a bedroom, would increase the selling point should we ever go that route and I am guessing that the office space would also increase selling value as either office space or entertainment BUT we already finished the basement and is considered "entertainment room" but I do not think that it adds to sq footage of the house as a bedroom would.
