We had a heat wave this last week and in 5 days I made 6 referrals to my HVAC Tech.

Not only did they lose virtually all of the property management clients, but it created waves of problems for everyone involved past and present.LESSON LEARNED:  Just because you're good or great at rehabbing, does not mean your great at property management. 

They are more expensive though.Alternatively, explain the lender your situation and with enough cash in your account, they might wave the requirement.

  ( If your lucky enough to own this kind of land  you can make 50 years of cash flow in one transaction)#3   would be value add and new construction. ( ride the up waves and cash in.#4   Mobile Home Park  ( best semi passive resi returns  class B or Better#5    Larger self storage that has on site management ( larger facility more like a business than RE ivnesting#6    Storage Condo's  ( take said storage units put a condo plat on them then sell them on contract..

@Curt Smith@Mark Elliott@Rick Fagan@Adam BartomeoBad tenant news is NOT exclusive to parks...I've done a lot of stick builts that have had damage and theft over the years.I just had a lease option on a modular on foundation with a city lot like (I think Curt Smith) you do.

For example, if a person claims they have so many deals but is unable to show you a single property when you make the trip there, there should be a red flag waving in your head. 

@Steve Vaughan I have only ever done off market stuff however it comes in waves.

So If I can negotiate down to 410k for about 40k more in sales price I can see the waves roll in everyday right from my condo and see sunsets as well.

Adding that to the new found self confidence and ability to focus and F.O.C.U.S I believe that I will finally be able to make waves in this business starting this year.I plan to start by finding a mentor, networking and with perseverance getting my first deal done this year.Stay tuned.Thanks all,Eric D.
