I see them as a long term "garbage disposal", a money waster, I'd see if you can get at least 1/2 or all if you can get it, from the person who wants it and then see if it lowers your insurance.

They got out in 3 days (house was empty) and were not returning my calls so after 6 days, so I broke in - leaving the them a message to that effect.They had taken the light fixtures, bathroom sink and (didn't notice till later) swapped out the dishwasher for a rusted out one that wasn't hooked up and took the disposal.

Absolutely put a servicer in the loop, from that outline you gave you're "in the business" of acquiring, modifying and disposing of notes which is not going to be seen as an "investment" function of a buy and hold type, you're churning the accounts so to speak.
