Last night that rat episode was on and I had the same thought you did: "that rat on the show looks like it could be a nice pet compared to the rat I just disposed of outside."

I think you could benefit from attending if nothing more than to get inspired by what is possible right here in Fresno and to see that you are not alone and that you have resources at your disposal.

I see them as a long term "garbage disposal", a money waster, I'd see if you can get at least 1/2 or all if you can get it, from the person who wants it and then see if it lowers your insurance. 

What about the water heater that blows or the garbage disposal that jams. 

Prove to them that you are legitimate, even though you are new.Regardless of how much money you have at your disposal, if the brokers are not convinced that you can close seamlessly, they won't pay attention to you.  

He should be able to show his labor rate, manhours, equipment (manlift - if needed), and disposal costs.

They got out in 3 days (house was empty) and were not returning my calls so after 6 days, so I broke in - leaving the them a message to that effect.They had taken the light fixtures, bathroom sink and (didn't notice till later) swapped out the dishwasher for a rusted out one that wasn't hooked up and took the disposal.

Absolutely put a servicer in the loop, from that outline you gave you're "in the business" of acquiring, modifying and disposing of notes which is not going to be seen as an "investment" function of a buy and hold type, you're churning the accounts so to speak.

However, if there is a storage period required prior to disposal of the items, then you might have the place tied up through July anyway.Hopefully you have a RE attorney that you work with that will give you a couple minutes of time to run this by if you have questions.
