Another spike of decent tenants hit the market for January 1st move in, but that market if far smaller than the summer months.I had a crazy tenant move into a place in September and move out before October started.

We are starting to see the foreclosures trickle (or spike in some counties) through more, which means in 2-4 months we will see more REO inventory.

If any one unit gets excessive, I start to look into what is going on.I take a look at the master utility expenses now and then to see if anything spikes.. can be a good clue of an unseen water leak, or tenants tapping master power to grow weed (haven't had that problem yet!)

We all felt that, in a recession, businesses disappear, but people have to live somewhere.However, I have come to revise this view, looking at vacancy statistics in the markets where I invest.What I noticed was that, when the recession hit, vacancy spiked.

There are short term spikes typically lasting a few years.I believe we have to unwind the bubble period, possibly dipping below the long term trend in the process.

Now if rates spike and you have cap rates following interest rates, selling at a 7 cap is a loss - 927,080 excluding transaction costs.

What's states or county with foreclosure, short sales are spiking in.

Looks like rates spiked and have started to settled downward again!
