I like to FOIA (freedom of information) and request whether the property is compliant with city requirements.  

Because this newbie should be very replaceable if they’re not compliant, provided your pricing is accurate.

The ADU would be ADA compliant and be my aging-in place residence years (hopefully) from now.  

It seems like concrete would be cheaper than wood but what do I know. 

The foundation is brick and the columns or piers are concrete block, masonry and metal.

The property has already been inspected and all repairs including the cracks on the concrete walls have been estimated at a little over $1000.

Many residential structures need to be ADA compliant.

After purchase, self rehabbed by:painting the whole house, brand new floors downstairs with modern baseboards, modern appliances, brand new concrete patio, all led lighting throughout the house, new cabinets and counters in both bathroom and kitchen downstairs.

I’d like to learn a little bit about being a landlord before I do so I’m compliant with laws and tax requirements etc.
