Charles, Look at Craigslist and just google what you are looking for in your area and make contacts make efforts to go to investor meet up meetings and offer to learn from more experienced people and offer them some value added service ~ try to focusing on one or two venues only so that you can find exactly what project/ partner you're looking for....just get out there, you gotta start somewhere!
