@Mike SolaIncome taxes by themselves usually won't flip ROI from negative to positive and vice-versa as tax liability is a percentage of taxable income and tax benefit is a percentage of tax loss.

So I suppose the issue is that he wants me to hold the money for at least a year so that his capital gains tax is 20% vice 35%, but I don't want to pay 4 months of interest on money I can't use.

I would like to purchase and refinance in an LLC vice putting it in my name and quit claiming over to the LLC after refi (since it either defeats the protections of an LLC or as I understand it can be tricky if you get audited by the IRS).
