Wealthy tenant pays huge rent like clockwork and doesn't bother me (though she is utterly non-communicative and clearly does not like me or my property manager and avoids all contact with us).

REI can be frustrating, demanding yet utterly awesome and rewarding.I assume you want to own rental property based on the books you got.

All the energy being directed to try and get the state to make the bank report differently on credit seems like an utter waste of time.

If your retirement utterly depends on having adequate cash flow from your properties, any downturns will cripple you.

Hopefully if you offer to cancel and he faces the reality of having to move out and in again he will chill, then you can not renew his lease. 

All part of what I do.What I would not want to do is create a chilling effect.

Otherwise they are pretty much utterly clueless about REI, personal finance, etc. and the metrics they use are poor tools to determine your own financial health.
