Now I was able to command a better price because I paid in cash and all three were desperate to sell.

If my estimations are correct, he owes approximately $190000 on a home that in my local market could potentially command $240-250,000.

But I was so excited to do my first deal, the seller was very cordial ( we still converse about life and other things from time to time), and I jumped headlong into the deal; so I will pay on it until it is paid off and then I will resell it to an end user or another investor using owner financing.

Class A properties, on average, command 40% more rent compared to equivalent class B property. 

The goal is to use real estate as a vehicle to achieve financial independence!
