I want to help you understand the urgency of the situation.

One issue is communication and the other issue is resolving problems that can't wait till I get back.I am thinking the communication aspect I am thinking to use Google Voice, whatsapp or email depending on the level of urgency. 

This reminded me of horror story I had when I was a renter and the property management company had little urgency in taking care of the issue.

I think you need to be patient, but act with a sense of urgency when you find the right property.

At the moment they just create more urgency with buyers to get something before they go even higher.A better source of information is BP's market updates on YourTube (Dave is excellent!)

The last time I checked 40% loss on a second lien was rushed to the top, a greater loss then that is not treated with any urgency.

One thing I will say growing up here.. the desire to own a personal home above all else is unlike most areas of the US>. were you have slow to no appreciation there is no urgency to buy a home rent is fine. where as those growing up here its number one goal 

I assumed that by nature, their business justifies a sense of urgency. 

The urgency comes from the fact that we are concerned that the investor could attempt a foreclosure on the property to get his ROI before we can have the property placed under contract. 

Now this one feels like it's too good to be true and I'm afraid that I'm missing something but I feel the urgency now as well.After ALMOST moving into a 150k house that needed no work, I realized I wanted to get into REI and I am now aiming for a owner-occupied semi-rehab that I will turn around and sell in 2 years for maximum gain.
