I was under the impression that in order for the B-C deal to be underway, I must have the ability to pass on the deed/title of the property to C.

For you, it would be a very risky strategy because you intend spending money on a property that you don't yet own.My advice would be make sure you have everything ready to get the rehab under way as soon as you have closed on that property.So even though you cannot do any work until you own it, you can have the property inspected by your contractors.

Currently, I'm there several times a week as I have a number of repairs underway, but after that I wouldn't imagine I'd go over more than once or twice a month.

The way this ties in with the 1031 is that your bank will need the QI's information so they can source and verify your funds once the 1031 is underway.
