Many investors start the ball rolling with title once there is ink on the original contract ... and then if/when they find an end buyer they send the assignment to the title company.

Later on, it was learned that some of the managers, and officers who accepted the low ball offers were actually taking cash payoffs to do it.

I just switched to Russell PM because I took my eye off the ball with another PM, just lazy on my part. 

Just make sure you get good locks for the ball and the doors and that the doors have a strong locking system.

Then you'll have a house you no longer care about and just want to get rid of....and a wholesaler will come in low ball you and flip it to the next dreamer.Rinse and repeat
