I have experienced some of this when I let my onsite maintance guy directly handle tenant calls and some rent collection.I use tech, both software and smart home automation hardware to acts as eyes and ears on the property.

A friend's kid working in tech is renting a master bedroom CLOSET (walk in) in SF for $900/mo.

Now he can't do it all of course but he's more tech savvy and can help with finding relevant posts to respond to or with drafting answers to certain questions if they're not too deal specific, things like that. 

What can I do if I have an applicant and they can’t make an account because they’re not tech saavy, and I want to run a background and credit check on them.

Don't worry brother, I feel your pain having a little less to offer here.The best use I have found for my tech skills: connections, and connections with money.

I've heard about the tech and market one in TX but I'm not sure we're at that level.
