I'd be suspicious of anything above 1% in new construction simply because of the cost of construction these days . . . it may be possible but I'd lean into the underlying reasons why rent is so high if new construction homes can be purchased at that RV ratio.

While you may ultimately be wrong and be forced to apologize, you really lose very little or if your tenant, especially one in this situation, actually does think you as her landlord are crazy-suspicious and should be medicated for paranoia.This technique is very much how mid-level drug dealers keep their street-level people honest in the absence of trust in their basic business relationship, and it works WONDERFULLY with trashy people skating on the edge of legality.
