Whats the deal with Title Search, Title Insurance, Survey, etc etc???

I don't relish the though of being turned-down 98% of the time.So, my idea is to use a quick survey (surveymonkey.com) to a big list (300?)

I got the drawings done and submitted the permit application and the city came back saying the property is in a flood plain area and I will need to get a survey done to go over next steps which is ($7k plus).
