Here is what I've seen on my properties on KC:-more weather means more expensive insurance (50/mo/unit)-hailstorms: can take out roofs, make sure you have coverage for this-wind storms: can do damage and make trees fall on your property, it happened to me.

They will go without Property coverage but still purchase a GL coverage. 

I have always had an interest in building a rental portfolio for supplemental retirement income.

We are hoping to purchase a couple of rental properties to supplement our income as he officially retires (for the third time).

If they start a fire or break a pipe then you would likely have coverage (review your policy for specifics) but if they are simply negligent or messy then you will have to pay out of pocket.

Guess we both need to supplement our income - science doesn't exactly pay the bills!
