The portfolio lender is the "commercial lender," in this case and can free up the FNMA loans that are at or near the 10 properties limit or the portfolio/commecial lender can do as Grant suggests and be used for subsequent purchases as well and skill FNMA mortgages all together.

Thanks Scott, that was quite helpful.To clarify- it was initially an 80/20 purchase, but it looks like there was a subsequent refi which appears to consolidate it into something approximating a 90/10.

It appears that, other than Mike's tip regarding audible noises from the floor, most major issues with the foundation can be spotted by a careful, naked-eye inspection.As a follow-up, do both of you (or anyone else that joins the thread subsequently) rule out properties at that point or consult first with an expert to see if the issue is a deal breaker?
