Hello I'm interested in apartments in the Southern California and South West US.

My 2 cents is that if you don't think that it would work doing something focusing pretty much on the Berkshires right near you then I would try to draw from Springfield more than Eastern NY or South West VT.  

We follow the south west model so we buy class A houses and than watch our margin very closely.

We follow the south west model so we are able to be succesful on tighter margins by having low vacancy, maintenance and self management (possible bc of clientele). 

However... this news article brings up a good point about the Salton Sea's resources (lithium) and how Tesla is considering locations in the southwest for their proposed gigafactory.

We don't follow the 1%, 2%, or 50% rules but have been very successful following the southwest airlines model.
