@Gregory R Ley, I think you are doing a good job so far!

I'd recommend this strategy for a new investor vs. doing a HML on your first deal. 

They will do all of the legwork for you.

For example, I would recommend touching base with local landlords in the market you're wanting to do section 8 investing in to get a feel for how the local section 8 office handles landlord/office relationships. 

Do everything according to what is required, have everything in writing.

I was just adding this to my mental backlog of things to do before March 15!

Why do you care but also why would you send them to a church.

Thank you,Phil Don’t have any experience with the mentioned mentors, but I do have 45 years experience in commercial real estate investing.Flipping (wholesaling) commercial properties require the same base of knowledge (real estate principles, real estate law and real estate finance) that is a foundational requirement for flipping residential properties; PLUS, extensive knowledge of the commercial property TYPE one is trying to engage with, and extensive knowledge of the local real estate market for the subject property type.
