This dynamic is causing a shrinking supply of the most affordable housing solution in America, at a time when the demand for affordability has never been higher.

This increases turnover and the pool of qualified renters shrinks.  

We also have built an awesome team that makes self managing long distance manageable.Unfortunately, several others have recently discovered our niche - increasing competition, driving down prices, and shrinking cash flow (we're looking at $400-600 per house after expenses for Oct - our worst month ever).

The university has been steadily shrinking in student enrollment and that is the only real draw, other than the regional hospital.At the end of the day, I wasn't going to invest in an area that has banned STRs.

It is not the norm for a buyer to run into an agent or broker who the wisdom, expertise and the 'want' to be a good match for a buyer.I deal with agents and brokers every day and when speaking with them I know for a fact that even brokers who made several hundred thousands dollars from my purchases still send me crap properties for sale, every day, and these brokers know for a fact the properties are crap before they send them to me.My shrink always told me that I am an idealist, buy we don't live in an ideal world.

I’d be interested to know some of your thoughts on investing in areas where the population has been stagnant or shrinking, as is the case for some areas of eastern Ontario and the maritimes.

Motivational speakers are different, still the psychology is the same, the fearful and lazy might be better served seeing a shrink.  

Be sure to leave them outside a week before using...they shrink a little.

Sometimes I tend to get carried away trying to creat a wow factor when I'm really "wowing" myself and shrinking my profit.
