Yes, I can take cash out and try to invest in higher return projects, a sort of carry trade, but the reality is that increasing return on equity generally involves more risk. 

That said, it could be that the location of your property has some sort of local ordinance that has a 90-day limit, and Airbnb is simply following that.

You have to be quite selective and in some cases make some changes to the property to make it cashflow (ie add a garage, renovations etc).

More demand equals less TI, rent abatement, or other LL concessions to provide when a vacancy does occur, so select accordingly.

The local store may have a limited selection but you can find more sizes and options on their website.The tenant may very well trash them, but they are inexpensive and can easily be replaced with the deposit.

Sounds like you have selected a PM that may not be fully hands on.

There is a lot of risk and variables to navigate and sort through and I'd much rather learn on-the-job with my own capital than risk others.
