I am claiming damages of 5 months potential rent, my time scrambling to backfill, actual physical restoration, and legal.

It blows my mind somebody would borrow a few hundred grand pretend to be a cash buyer get the deal under contract then scramble to find somebody else to buy before the closing date .

I just had a bid accepted for another property this past week and have been scrambling to find someone who will lend on a rental property in Florida with a smaller loan amount.

From what I can tell one needs to present the lender with a deal before being approved for funding, and i've spoken with my conventional lender and found this to be true with the intention of buying a rental property, but for example my neighbor is in pre foreclosure and i don't know if I'm supposed to be qualified for a certain amount prior to making an offer or if i scramble to find funds after, and has anyone had experience with anchor loans? 

She also asked about homeowner's insurance, which I have not even thought about in the mad scramble to save the home from foreclosure.

The lease up realtor I always use seems to have moved on to mostly sales and just told me today that he "may not have time" to do my lease up, so I'm scrambling to find someone good that is honest and understands rental properties, as one of my tenants just gave notice.
