If you feel the risk of a HELOC is too much then you are  defiantly not prepared to invest.You are starting a business, a very secure and well proven business, but a businesses non the less and they do have risk and do go bankrupt.

The bank will only recognize $750/mo as cash flow to help your DTI.

As a new listing agent, I want to make sure i recommend things that are proven to help sells houses2.  

So I pulled up the recordings at the county recorders website and found a Notice of Trustee's Sale recorded by one of the trustee's I recognized so I'm now convinced it's done properly.

You can buy a stack of paper for post cards but if you don't have a really great marketing message that's proven to perform over and over... that paper won't do anything for you. 

Only keep the tenant if there is a proven payment history and it is at the rent you want. 

Recognizing that you need to bring something to table if another person is bringing the money.

The current owner has proven on paper that he can not control costs and can not keep tenants, so why would I offer more than this?
